Plan Review Process
Plan review is one of the key tasks of the division. This function guides and evaluates major development applications for annexations, rezonings, and preliminary and final subdivision plans. The review process ensures that projects are designed to meet City policies, public needs, the applicant's objectives, and applicable local and state regulations. The staff oversees the plan review process and coordinates with other departments, outside agencies, and with other members within the Community Development Department.
Preliminary Project Review
The City offers free preliminary project review upon written request. The proposed project is routed to all major departments for comments and an interview is setup with the applicant to discuss the application as proposed and any specific requirements, needs, or constraints associated with the site. This review allows the applicant to receive vital information prior to formal site plan submittal.
From the time the City receives a completed application, simple land use applications are completed in 6 to 8 weeks. Additional time is necessary for projects requiring a public hearing before the Planning and Zoning Commission or when decisions are appealed to the City Council.
